On-Market vs Off-Market: What Actually Matters
A private listing is another way to find a property, not proof that the price or deal is better.
A private listing is another way to find a property, not proof that the price or deal is better.
An off-market property is offered to selected buyers without a public campaign. A pre-market property may be shared before the full campaign begins. Neither label tells you whether the asking price is fair or whether the property suits your plans.
These listings can give a buyer another option to assess. There may be fewer people looking at the property at that point, but that does not guarantee a lower price or a better negotiation. The seller still has a price in mind, and the buyer still needs to check the property and the terms.
Public listings deserve the same careful look. A property that has been advertised for a while may be worth asking about, but time on the market alone does not prove that the seller will accept less. Find out what has happened during the campaign and compare the price with relevant sales.
For either type of listing, check the basics: condition, comparable sales, ongoing costs, likely demand and any due-diligence issues. If you are considering renovation or development, confirm the practical and approval requirements instead of relying on potential described in the marketing.
Relationships can help buyers hear about more properties. They do not replace the work of assessing each one, and they are not a reason to rush.
